As a Real Estate professional who values my time and to be respectful of others time, I do not show property to buyers that are not pre-qualified. If you are paying cash, it is customary to have proof of funds in the form of a letter from your bank(er) or an account statement.
A lender Pre-qualification is non-binding. It usually takes about 10 minutes on the web, in person or on the phone and does involve a lender pulling your credit and self reporting your income and debts. You can then get a letter of pre-qualification from the lender.

When shopping for a great lender, you should get "apples to apples" quotes preferably on the same day. It is important that your lender has "in house underwriting" and the loan officer has a relationship with their underwriter(s).  A good lender works their files right away, so that no surprises come up at the last minute. Be weary of lenders that are out of state or do not have an office outside their home. I recommend the following lenders, but clients of mine may choose whoever they want to do their loan.
